Garage Opportunity

So to start, I got myself an iPhone finally so I can enjoy the luxury of being able to access this site on a daily basis. Hope everyone's ready for this year! We're gunna kick some serious hookers.

Anywho, one of the tasks this year for me is to get a shop together to store/build up my 13's. I can go in on this alone, but I want to open this up for everyone so we can take advantage of this. I am hoping to find some committed people who would be down to come in on this with me. Here's a rundown which I posted on Facebook earlier in the year but may be new to a few of you.

1 building zoned for automotive use.
1000sq-ft - 1500sq-ft (size depends on amount of members involved)
Generally cost $1100.00-$1700.00 (I will be paying about 60%-70% of the total cost as I will be living there 50/50 of the week)
Designated space for your vehicle as well as storage space for parts etc
I will be acquiring as much equipment as I can for this shop, so we can try to do as much inhouse work as possible.

The more members involved the cheaper it becomes for everyone. This could be good for meets, club lend a hand builds, anytime a location is needed for repair we'll have our own space. Maybe even investment into a hoist later in the year.

Anywhere in the gta, I'm willing from Mississauga to about 404/401 furthest as I still work in Hamilton. Hoping to find a shop in the west end preferably but I'm game for wherever!

we'll make sure the members involved are as dedicated as we are, no stealing of shit, no chince on rent cause its really not bad at all, and if everyone commits itll be easy and a great time and place for us. I will be investing in a welder and a hoist this year so there is plenty that can be accomplished with this.

Security cameras with quality good enough to make a MOVIE out of the footage o_O...

So far Stev and me are set on a shop, most anyone would need to pay is 300$ with 4 members in 1 shop. This is a dedication, an living space can even be figured out (even though this is illegal I work shifts so I will be there at all random times of the week crashing there) and especially the amount of parts and tools and cars we can fit.

Depending on location I may be interested in renting a bay.

You're in the markham area? I'm looking around te entire gta area as I work downtown when I'm not working in Hamilton. So we can definitely all work together to find something that will work. Aslong as the dedication is there we can work it out so we can make this as easy as possible for everyone and have us a dope shop for our cars!

Basically it's been labelled as a 'team headquarters' kind of thing, we're not a profit gaining business but need the location to house our team. If it was needed to lease a property I can easily do so, and of needing to label as a company I can do so also. Just trying to keep it the racing team if possible you know?

A huge lot included would be nice but it's hard enough finding a big enough shop for our price range :(

The cheapest places I have seen are around the airport or 401/400 area. Is your credit good enough to get a mortgage? It would be better in the long run to get a mortgage on a place because you will end up owning it and mortgage payments are typically cheaper than rent.

Another thing to consider is that you are running a shop which is considered by the city as "Public Garage" which means you are open game for municipal inspectors. You must have a licensed technician working in the shop and everything must meet safety standards etc. There are ways around this, you can always say it is for personal use however if your doors are open and the public can walk in they will find ways to fine you or get you to comply with the bylaws.

If you have any questions about leasing and stuff feel free to ask me as I have already gone through the horrors of renting a shop from money hungry landlords and dealing with inspectors.

Thanks for the suggestions and info gong we'll definitely need to find a way to get us a unit without having any issues. I'm sure if we all met up o e day and discussed this we could set something up.

As mortgages go, my credit rating happens to be very good. I was about to get a home last year but decided an industrial unit instead. I will start looking into mortgages and we'll find the best label for us in a shop.

Zacko I think I've seen you around Etobicoke. Unless there's another white 240 around with TTS decals on it .
